Senior Property Manager:
Lundy’s Senior Property Managers, SPMs, have experience with construction project management, focusing on surgical centers, clean rooms, medical office, and emergency repair services for these areas.

Temporary HVAC
A 25,800-SF medical office building had a building-wide HVAC failure, with our SPM leading the emergency response to bring out a temporary exterior unit to supply HVAC support to the entire building while working with the HVAC technicians on potential repairs. Ultimately, the whole system had to be replaced, which our team oversaw from start to finish.
Covid-19 Testing Sites
During the COVID pandemic, Lundy’s SPM mapped his own course in an area no one had yet explored. He oversaw the establishment of COVID testing sites, even building one from the ground up. He worked with the State to get permitting and proceed with construction outside existing medical office buildings in order to set up emergency testing site centers.

Lundy’s Engineers have experience in the Plumbing, HVAC, Locksmithing, Cabinetry, Electrical, Furniture, Welding, General Contracting, Roofing and Remediation.

Breakroom Upfit
Over the course of three days, our engineer completed a full demolition, including removal of cabinetry and walls, in order rebuild a staff break room at a medical office building. This project entailed building walls and installing custom cabinetry to better suit the needs of the medical office staff.
Hospice Drop Down Ceiling
In order to combat constant temperature control issues at a Hospice Care Facility, two of our engineers partnered on the full dropdown ceiling installation that allowed for access to the VAV (variable air control) boxes in each patient room. This lets each room to be serviced individually and more conveniently.
Operations Facility Specialist:
Lundy’s Senior Operations Facilities Specialist, Senior OFS, oversees countless numbers of generator, backflow, sprinkler, fire alarm and HVAC inspections and repairs, some of which led to complicated repairs.

Replacing Pipes Over a Pool
At a Wellness Center, a Fire Marshal noted that all the piping over the indoor pool was too badly corroded and needed to be replaced. With only one weekend to complete the project, The Senior OFS oversaw all the necessary steps from draining the pool to installing and painting the new piping. Finally, the pool was refilled via fire hydrant, which requires a special permit from the County.
Emergency Fire Panel Replacement
After inspection by the City of Morrisville, Lundy was tasked with the emergency job of replacing the faulty fire panels in two of the three buildings at a shopping center. Our Senior OFS coordinated with the State construction office, the vendor for the replacement, and tenants to obtain the necessary permits and approvals as well as mitigate interruption to the businesses.
Director of Property Management:
This Director of Property Management, DPM, has experience in various projects as she has expertise in upfits, emergency repair, and in house standard operating procedures.

Refrigerated Storage and Electrical Upfit
In 2021, Lundy team members designed and coordinated installation of a fenced-in storage facility within the warehouse area to house COVID vaccines and other medications. This work involved a steel vendor installing fencing and electricians routing new electrical conduit to the area. The electrical work required the addition of a new electrical panel as well as running circuits to provide stations with single-plug charging for the rechargeable equipment inside ambulances as well as other industrial tools like saws and drill presses. These changes allowed the building to serve the needs presented by the unforeseen pandemic and function at a level at which no one had previously planned. Thanks to LMG the facility was able to continue providing its intended services as well as meet the new requirements introduced by COVID.
Hospice Care Center HVAC Project
At a Lundy-managed hospice care center, our Director of Property Management led a coordinated effort to resolve ongoing HVAC issues stemming from poor design as well as put into place preventative measures to ensure proper operation going forward. The facility had to be shut down for six days, which affected patients, their families, and staff, and Lundy felt the full weight of getting this project done right and done quickly to get the people back into the building.
In all, four separate vendors were required for the project. Lundy engineers added dropdown ceilings as well as access panels to each patient room for convenient access to the HVAC equipment. Heavy machinery and experienced technicians were brought in to work in an underground concrete-covered vault, which had to be dug up and then put back at the end of the project, which added landscaping to the scope of work.
Other work, such as floor refinishing and a top-down clean, that is often difficult to plan in a 24/7/365 was also completed. Before the facility could re-open, an Infection Prevention and Safety Manager had to give the stamp of approval, and Lundy earned it.
